A “specialty contractor” license/competency card is required by your county building department for contractors whose scope of work and responsibility is limited to a particular phase of construction and whose scope is limited to a subset of the activities. You can verify a contractor’s specialty license by calling your local building department.
Examples of a “specialty contractor” are:
Masonry
Drywall

Additionally, all contractors must hold a business license (aka business tax receipt) within the county in which they are conducting work. To verify this license, you will call your county tax collector’s office.
Lastly, don’t forget to obtain proof of general liability and worker’s compensation insurance prior to any work commencing. You should be listed as a “certificate holder” on the COI (certificate of insurance).
What are “blow out” walls and what purpose do they serve? - published October 16, 2024
This is something we’ve just experienced first hand, from Hurricane Helene, on our client’s custom stilt home that’s still under construction here in Steinhatchee.
Blowout walls, also known as breakaway walls, are non-structural walls typically found on the ground level of stilt houses, especially in coastal areas prone to flooding and hurricanes. These walls are designed to “break away” or collapse under the force of rising water, storm surge, or strong waves without compromising the integrity of the elevated structure above.
Their main purpose is to prevent the force of water from exerting pressure on the entire structure, which could cause significant damage or even collapse. By allowing water to pass through the ground level unobstructed, blowout walls help protect the main living areas that are elevated on stilts.
Additionally, these walls often serve an aesthetic or functional role by enclosing areas used for parking, storage, or other non-living purposes, but they are intentionally built to fail under extreme conditions to reduce the risk of structural failure.
In this actual case, the only thing holding the walls in place are 1 - 5/16” x 3” tapcons every 32”. This is the only connection to the house. There is very little shear on tapcons, but very good “in and out” force. Thousands of pounds of force hit these walls as approximately 12-13’ of storm surge poured in.
NOTE: after post-storm inspection, there was no structural damage to this house whatsoever after weathering a category 4 hurricane

  Check online reviews, ratings, and complaints through sites like the Better Business Bureau (BBB) or Angie’s List. Be wary of contractors with no online presence or mixed reviews.
Visit their previous projects and job sites to inspect the quality of work.
Avoid High-Pressure Sales Tactics
  Don’t let anyone pressure you into making a quick decision. Take your time to research and understand the scope of work needed.
Consult with Your Insurance Company
   Before signing any contract, take pictures of all damage and talk to your insurance company to understand what they will cover and which contractors they recommend or work with.

“Why does the county require you to pull the proper permits, and why you shouldn’t hire a contractor that says a permit isn’t necessary”? - published September 4, 2024
